How does Tenant Debt Guarantee Work?

 Immediately following receipt of a sealed order against the tenant from the Tenancy Tribunal, Tenant Debt Guarantee will credit your property management account with an amount of up to $3,000 over the bond amount in total, including for:

  • Unpaid rent accrued during the Tenant Debt Guarantee contract period.
  • Damage.
  • Carpet cleaning.
  • Outstanding utilities.
  • Rubbish removal.
  • Interior cleaning.
  • Lock changes.

If the Tenancy Tribunal order against the tenant exceeds $3,000, Crockers will pursue the outstanding debt on your behalf.

Terms and Conditions:

You agree that the debt is assigned to Crockers when you have been paid in full.

If part of the Tenancy Tribunal order is for rent arrears and payment is made by Tenant Debt Guarantee, the usual management fees will be charged but there will be no other deductions from the amount paid by Tenant Debt Guarantee.

Please note that Tenant Debt Guarantee:

  • Does not apply if Crockers is taking over the management of the property with an existing tenant.
  • Does not apply to any tenancy involving a friend or relative of the property owner.
  • Cannot be joined if your tenant is already in arrears, has a recent history of arrears or has already caused damage or other issues at the property.
  • Is not an insurance policy and should not replace insurance policies you may have on the property.
  • Has no applicability for loss of rent while a property is vacant.
  • Is not applicable in situations where orders are made against the property owner by the Tenancy Tribunal for failure of the owner to comply with the provisions of the Residential Tenancies Act 1986.
