What notice do I need to give?
Fixed term: You must complete the term unless agreed otherwise and provide the correct notice before the end of the term to extend or vacate. Early termination may involve costs.
Periodic tenancy: Written notice is required.

If I find someone to take over my fixed-term lease, can I leave early?
Possibly, but this must be approved and may involve costs. Speak to your Property Manager to discuss options.

How long does the bond refund take?
Once final inspection and paperwork are complete, refunds are usually processed within 5-10 working days.

What is required to get my bond back?
- Leave the property clean and undamaged
- Return all keys/remotes
- Ensure rent and water bills are up to date
- Complete a Bond Refund Form

What’s on the final inspection checklist?
Refer to your Home Occupier Handbook Moving Out Checklist. Key points include:
- Professionally cleaned carpets (if needed due to being marked/stained during your tenancy)
- Clean oven, rangehood, bathrooms, and windows
- Tidy garden/lawn
- Removal of all rubbish and pet waste
Ensure all areas of the property are reasonably clean and tidy for the final inspection.

Can I be present for the final inspection?
You’re not required to be, but we can try to accommodate requests. Keys must be returned the next business day after vacating. The inspection will generally be done within 3 business days of receiving the keys back.

Where do I return keys when I move out?
Drop keys to Crockers, 525 Manukau Road, Epsom, on the first working day after your vacate date — unless otherwise arranged. The office is open 9am – 5pm weekdays, and closed weekends or public holidays.

How much notice do I need to give if I’ve received notice to vacate?

Can I end my tenancy earlier than the fixed term expiry?
Only with landlord approval. You may be liable for costs. Contact your Property Manager.

Do I have to clean the carpets when I move out?
Yes, if they are dirty or marked beyond reasonably clean. Check your tenancy agreement and discuss with your Property Manager if unsure.
