At Crockers, we take tenant care seriously. Ensuring your home is safe and functional is a key part of what we do. If something is damaged, not working, or needs attention, it is important that you let us know. Acting early helps prevent small issues from becoming bigger problems and allows us to maintain your property to a high standard.

You can log a request anytime using our 24/7 Concierge Maintenance system, powered by TAPI. It is a quick and user-friendly way to let us know what needs fixing. You can upload photos or videos, describe the issue clearly, and TAPI will guide you through the process step by step.

After submitting your request, TAPI will confirm your details, ask a few questions to better understand the issue, and may suggest common troubleshooting tips. If the situation is deemed urgent, TAPI will advise you to call our emergency after-hours line. If it is not urgent, your request will be sent to your Property Manager to arrange repairs on the next working day.

Notifying us of Maintenance Required

We are here to ensure your property remains in great condition and that issues are resolved with care. Please report any maintenance concerns as soon as they arise so we can take action promptly.

General Maintenance

Includes such items as:

Minor plumbing problems - tap washers
Repair of appliances - stove top, oven, exhaust fan
Repair or replacement of window furnishings/floor coverings
Repair of doors or cupboards/kitchen and bathroom fittings
Locks malfunctioning or broken
Minor leaks or appearance of water stain on ceiling
Cracked or broken floorboards/tiling
Damaged fences/gates
Temperature issues with the hot water
Toilet leaks
Cracked glass

Emergency Maintenance

These are generally those that could cause injury to the home occupier or damage to the property, and may include:

Water pipes have broken or burst
Blocked or broken toilet (if a second toilet is not available)
Serious roof leak or gas leak
Dangerous electrical fault, dangerous power point, loose live wire etc
Flooding, rainwater inundation inside the property, or serious flood damage
Serious storm, fire or impact damage (ie impact by a motor vehicle)
Failure or breakdown of the gas, electricity or water supply to the premises
Fault or damage that makes premises unsafe or insecure
Fault likely to injure a person, cause damage or undue inconvenience
