Property Management Fees in Auckland: What Landlords Pay in 2026

We believe landlords should understand what they're paying and what's included before signing a management agreement.

If you're comparing property management fees in Auckland, the management percentage is usually the first thing you'll look at. But it's not necessarily the best way to work out what you'll pay.

Auckland property managers commonly charge around 7% to 12% of rent, depending on the company and services included. Some providers charge additional fees for letting, inspections, credit checks and administration, so it's important to compare the total cost.

At Crockers, our management fee for new Auckland clients is 7.5% plus GST, with a fixed monthly administration fee that covers tenant placement and several other services.

Here's how our fees work and what landlords should consider when comparing providers.

Why Crockers uses a monthly administration fee instead of a letting fee

Vacancies can be a stressful and expensive time for landlords. There's potentially lost rental income between tenancies, along with the costs involved in finding and securing a new tenant.

At Crockers, we don't believe that's the ideal time to charge a landlord another week's rent just for finding a replacement tenant.

Instead, we offer a fixed monthly administration fee of $24.90 plus GST, allowing landlords to spread those expenses throughout the year.

It doesn't matter how many times a property becomes vacant or needs to be re-let. There's no additional letting fee.

And the administration fee covers considerably more than finding a new tenant. It includes advertising on our standard platforms, viewings, background and credit checks, ingoing and outgoing inspections, and attendance at Tenancy Tribunal hearings if required.

These are services landlords may otherwise be charged for separately, particularly when tenants change.

By including them in one predictable monthly fee, landlords avoid a range of additional leasing-related charges at a time when they may already be experiencing reduced rental income.

We do offer landlords the option of paying a traditional letting fee instead. However, the overwhelming majority choose our monthly administration fee because they appreciate knowing what they'll pay, regardless of how often tenants change.

It's a straightforward approach that provides greater financial certainty.

A company charging 6% might seem considerably cheaper than one charging 7.5%. But what if it also charges separately for inspections, credit checks, tenant placement and other services?

The important thing is to compare the full cost of the service rather than the management percentage alone.

What does property management cost on a $660-per-week rental?

The management fee alone would be $2,059.20 at 6%, compared with $2,574 at 7.5% - That's a difference of $514.80 over a year, before GST and additional charges.

For perspective, just one week of vacancy on that property would mean $660 in lost rental income.

This doesn't mean a lower-fee company will necessarily leave a property empty for longer. It simply shows why the quality of management, including how quickly vacancies are filled, should be considered alongside the fees.

Are property management fees tax deductible in New Zealand?

Yes. Property management fees for residential rental properties are generally tax deductible in New Zealand.

Inland Revenue allows landlords to deduct qualifying expenses associated with earning rental income, including fees paid to agents who collect rent, manage properties or find tenants.

These can include management fees, letting fees, administration charges and other qualifying rental expenses.

Long-term residential rent is generally exempt from GST. This means residential landlords generally cannot claim back GST on property management expenses, although qualifying expenses can normally be deducted at their GST-inclusive cost for income tax purposes.

Residential rental deduction rules may affect how and when deductions can be used.

The cheapest management fee isn't necessarily the best value, just as paying the highest fee doesn't guarantee the best service.

What matters is understanding the full cost and knowing what you're receiving in return.
