Marketing Your Property
No two properties are the same, and we employ specialised marketers to give you advice tailored to your individual situation.

List Price
Choosing a list price takes a certain amount of confidence! It is important to get the price right: too high, and you'll scare off potential buyers; too low, and you'll do yourself out of money.
What's the "right" price? No one ever knows for sure. There may be one particular buyer prepared to pay a premium for your property just because it has all the features they want.
For these reasons, the option of list prices has fallen out of favour in recent years. They're not a bad option - it's simply that other options are seen to be even better.
Sale By Negotiation
This is a good option if:
- the price range is difficult to gauge because of movement in the market
- your property is unique
Rather than going to market with a price, a guide is provided. This allow the market to determine the worth of the property, more likely prompting an offer to be made and negotiations to begin.

Tender
Your property is promoted for it's features and benefits without a price. You let potential Purchasers compete in a confidential process within a specified deadline which creates competition, urgency and a better price.
The Purchasers can compete on a conditional or unconditional basis, and they can choose their own possession date. No offer can be considered prior to the specified deadline, but after that date you have the opportunity to negotiate with a Purchaser if your optimum selling price has not been achieved.
Auction
Again, your property is marketed for its features and benefits without a price. The auction process offers a marketing programme with a fixed deadline, creating competition and a better price.
You see the terms and conditions of the sale. As the seller you maintain control throughout the auction process.
Crockers engage the services of a professional Auctioneer who conducts the auction under the guidelines of the Real Estate Agents Authority.
Expressions Of Interest
Your property is promoted for its features and benefits without a price. The terms and conditions of the sale are in your favour; for example, you choose a possession date that suits you.
With Expressions of Interest the Vendor has the ability to sell the property prior to the designated date.
