COVID-19 Level 3 Update - Realty

As you are no doubt aware, Auckland will be moving into Alert Level 3 at 11:59pm on Tuesday 21 September. All our realty team can work from home, and our systems are online, or cloud based meaning we can do so effectively.

What does this mean for you?

You can continue to interact with us as you normally have been via phone or email. Where possible real estate work will be conducted remotely with limited in person interaction with clients and customers.

We can easily discuss any queries with you by phone, video, or email. Limited viewings of properties can be done so we encourage you to contact the agent in advance to organise these. Also, all agency offices must be closed at Level 3. At all properties, the Covid Tracer QR Code will be displayed and visits to properties can only go ahead with the approval of the occupiers.

Virtual appraisals are recommended under Level 3. In-person appraisals can go ahead if all health requirements are met. This includes but is not limited to wearing masks, keeping contact records, ensuring physical distancing and ensuring the visit is as contactless as possible with sanitising before and after the visit. It is recommended that the occupiers of the property leave while the agent carries out the appraisal.

We recommend that you request a virtual appraisal under Level 3, we have fantastic systems in place to complete these and will contact you for details and photographs of your property. Please contact to request a virtual appraisal and an agent will be in touch.

Listing your property

Under Level 3 we can still list a property; our listing agreements can be completed remotely as well as our AML. Your agent can do a contactless drop off and pick up of the agreement if required. Photography can occur if health requirements are met and we can make properties live. During increased alert levels there is an increase to viewings of webpages so this can be great exposure for your property.

Viewings and Open Homes

We can only hold two visits or viewings per day, per property and must meet all health requirements. Any occupiers of the property are asked to leave during the visit to minimise exposure. Also sanitising of surfaces is completed before and after the visit with the viewing as contactless as possible.

Sale & Purchase Agreements

These should be completed and signed online, not in person. Your agent can do a contactless drop off and pick up of the agreement if required. Negotiation can occur remotely via phone, video call and email. Building inspections or other visits to the home to satisfy conditions can go ahead provided all health requirements are met.

In person auctions cannot go ahead during Level 3, instead we can conduct these via online platforms or via telephone bidding.

Settlement can occur in Level 3 if movers are available. Your agent will organise contactless exchange of keys with sanitising of these. Where a settlement involves buyers or vendors between regions, we have covid-19 settlement clauses in each agreement to allow the postponement of settlement. We recommend that you contact your solicitor to discuss your options. Pre-settlement inspections can take place.

As always, if you have any questions or queries please contact our Sales Manager or the salesperson you are working with.
