What happens when you first become a Crockers' client?
- We regularise leasing arrangements and ensure all rental payments remain current.
- We ensure outgoings are up to date.
- Normally, we receive all rent and outgoings into our trust account and meet all property accounts when due.
- On the first of each month we report all activity through our trust account for the previous month, including an updated balance.
- Payments are made direct to your bank account.
- We manage invoices for all expenses and on-charge to tenants those costs permitted under the lease.
- All items of non-standard expenditure are referred to you for approval before they are paid.
- All arrears are promptly pursued on your behalf.
Avoid regulatory snags
A major area of property management is compliance with the Building Act (Warrant of Fitness), Occupational Health and Safety legislation and various local body requirements. We can identify where your property may not meet statutory requirements and can advise on what needs to be done to avoid potential action against you.
Full records
Our fully integrated computer package forwards monthly statements regarding operating expenses and provides regular updates on property inspections.
Minimal downtime
We work with local agents to let any space that becomes vacant.
Maintenance
Property inspections are carried out at regular intervals as agreed with you.
Regular rent reviews
Our diary system automatically flags rent review and renewal dates as well as insurance renewal dates. Once rent reviews are completed, we work with your solicitors to finalise the deeds.
Negotiating with new tenants
We are experts in marketing and lease negotiation on commercial and industrial property. We also carry out credit checks and execution of documents on your behalf.
Non-payment of rent
We institute recovery steps in the event of missed payments and keep you fully informed of progress.
